Description
This classic redbrick former Powis Castle Estate farm building at Pool Quay on the tranquil Montgomery Canal in Mid-Wales, is an ideal base for walking, canoeing, fishing, visiting historic sites, exploring the Welsh Marches and Shropshire borders, business meetings - or just relaxing.
It is 4 miles from Welshpool, a market town in border farming country - but only half a mile along the canal towpath from the village pub. Powis Castle and the Welshpool & Llanfair Light Railway are nearby, with many other places of interest an easy drive away.
Two of its twin-bedded rooms are on the ground floor and one on the first floor, all with en suites and convertible to superkingsize. The first floor bedroom can sleep 3 with an additional single divan and, with a smaller guest bed, can sleep 4. The smallest bedroom has a double 3ft bunk and a wash basin. A further small guest bed can be supplied for one of the ground floor bedrooms. The first floor en suite has a bath with shower over, one on the ground floor has a thermostatic shower and the other is a wetroom suitable for wheelchair access - and a shower chair and WC handrails can be made available for guests with mobility difficulties. There is also a ground floor shower cloakroom.
Once an open cowshed and believed to date from the mid-19th century, the building has been superbly converted to retain original features such as the characteristic local cast iron stanchions as well as magnificent king-post roof trusses clearly showing the original carpenter’s marks.
Beautiful materials have been used to complement the original features - oak floors in the bedrooms, a slate slab floor in the living/dining room and kitchen, traditional ‘barn-style’ oak doors with wrought iron hinges and latches and, outside, lovely natural stone slab paving. The spacious and lofty living/dining room, linked to the open-plan kitchen, has a long glazed wall looking out onto a private lawn and patio/parking area. Throughout, antique and classic furniture contributes to an atmosphere of comfort and warmth.
However, modern technology has also been used to create a light and airy energy-efficient building. Besides contemporary low energy lighting and superb insulation, the barn has underfloor heating provided by a ground source heat pump, hot water provided by solar panels, and WCs served by harvested rainwater. The many energy saving Velux conservation roof windows also have blackout blinds to shade against the afternoon sun and improve insulation in cold weather. Free-to-air satellite TV and wifi broadband are available.
The private lawn and patio area (with barbecue) are a sun trap for many hours of the day in summer and there are glorious views over trees, hills and pastureland – and the canal towpath is directly accessible.
